Thinking About Selling Your North Idaho Property?
Selling in North Idaho is often about more than square footage, bedrooms, and bathrooms. Acreage, waterfront, access, shops and outbuildings, utilities, wells and septic systems, road agreements, easements, views, timber, and location can all affect how a property should be positioned and marketed.
I’m Rayman Kinman, and I help sellers understand what makes their property different, how it compares with the current market, and how to present it so buyers understand its value.
My Approach to Selling
Start with the property, not a template.
I’ll look at the house, land, location, improvements, access, and other features that may affect value and buyer interest.
Build a pricing strategy.
I use comparable sales, current competition, market activity, and the individual characteristics of your property to help determine a realistic pricing strategy.
Prepare the property for the market.
We’ll talk through what is worth doing before you list, what probably isn’t, and how to present the property clearly and honestly.
Market what makes it different.
A waterfront property, rural acreage, home with a shop, mountain property, or unique parcel shouldn’t be marketed exactly like a typical house in town. I’ll focus the presentation on the features buyers are most likely to care about.
Communicate throughout the process.
You’ll know what is happening with showings, buyer interest, feedback, offers, negotiations, inspections, and the steps leading to closing.
Selling From Out of the Area?
You don’t have to be nearby to sell a North Idaho property successfully.
One recent client was selling a family waterfront property while living in San Diego. They said I explained the process and fees clearly, respected their decisions, and helped make sure everything was ready before the property went on the market. The property received an accepted offer within a few weeks and closed in early September.
What Sellers Say
RateMyAgent clients describe me as patient, professional, responsive, and knowledgeable about the local market. One repeat client said I had helped them buy and sell seven homes, while another praised the preparation, market analysis, and extra effort I brought to selling a rural property.
